Gordon D. Youde • President A veteran of more than thirty years in the homebuilding/land development business, including executive positions with The Irvine Company, Broadmoor Homes and WesTrend Homes. Gordon has been involved in master planned community development, homebuilding and land development. Gordon received his Masters in Real Estate Marketing (MIRM) from Cal State Fullerton and his bachelor’s degree in Economics from Cal State Long Beach.
Dennis Cisterna III • Vice President, Acquisitions Dennis is responsible for identifying potential acquisitions, performing market research and property valuation, and overseeing purchase and sale contract negotiations. Previously, he has held management positions with Toll Brothers and Lennar. He is an expert in economic and housing market research as well as strategic planning, financial analysis and property valuation. Dennis is a graduate of San Diego State University and is a licensed Real Estate Broker in California.
Joe Perring • Vice President, San Diego Region Joe joined the Stonegate team in 2002 and is an industry veteran who has managed the entitlement and development of planned communities throughout the western United States.. During a career that spans the past 3 decades, he has navigated complex projects through many market cycles and successfully repositioned product mix to create land sales early in recovery stages. Joe is responsible for Merriam Mountains, a new planned community located on 2,330 acres in North San Diego County that is planned for 2,700 homes, a neighborhood shopping center and a 1200 acre biological preserve. Joe is a graduate of California State University Long Beach and a California State Licensed Civil Engineer.
Anna-Lisa Armanino • Vice President, Inland Empire South Region Anna-Lisa has been with Stonegate since 2000. She has an extensive background in the public sector planning processes and private sector experience. Anna-Lisa has comprehensive project management experience from public and private acquisition and due diligence, all the way through the marketing and sales process. She previously served as a planner in the cities of Rancho Cucamonga and Calabasas, as well as Development Coordinator at The Braemar Group and Director of Development at The Olson Company. Anna-Lisa received her Master’s in Real Estate Development from University of Southern California and her Bachelor of Science Degree in Urban and Regional Planning from California State Polytechnic University, Pomona.
Dennis Stafford • Vice President, Inland Empire North Region Dennis brings over 30 years experience in private sector land planning and engineering to the Development Team. As a principal in an Inland Empire Land Planning and Engineering firm for over 20 years, Dennis was responsible for the design and entitlement of hundreds of residential, commercial and industrial projects in the Inland Empire region of California. His extensive design experience complements the talents of the other development team members. Dennis currently manages several projects and provides design guidance to the other team members on all of Stonegate’s projects.

Steve Fingal •A graduate of the UC Davis School of Law, Stephen L. Fingal has practiced law in Orange County for over two decades. Currently a partner in the law firm of Fingal, Fahrney & Clark, LLP, Mr. Fingal was formerly the managing partner of the 18-attorney firm of Friedman, La Scala, Keto & Fingal. Mr. Fingal has specialized in the practice of real estate law over the entire span of his almost 30-year career. His extensive expertise includes land-use and zoning issues, as well as regulatory issues, environmental strategies, land-use litigation and disposition strategies.
